What we ask

Facts about the site, and what you’d actually allow.

Type, approximate size, access, security, condition, services (power, water, drainage), current use, neighbours, existing consents.

And, the part nobody else writes down, your permissions. Vans yes, dogs no. Weekdays yes, weekends no. Storage yes, people staying no. That’s the differentiating part; everything else is available on a title register.

    Demand exists and your site fits. We can start finding customers.

  • Testing demand

    Plausible, but we want proof from real customers first.

  • Looking for an operator

    Route works, but somebody with sector expertise should run it.

  • Needs permission

    A professional (planning, structural, environmental) needs to weigh in first.

  • Not viable at present

    Honest answer. Sometimes that’s the finding, and it saves you the year of chasing it.

What it isn’t

A commercial opinion, not regulated advice.

The Passport is a considered commercial opinion about what your site could earn.

It is not a valuation, a planning application, a structural survey, a tax opinion or a legal position. Where any of those are needed to move forward, the Passport says so and points you at who should give it.

That distinction is deliberate. You deserve straight commercial thinking without being sold a report that pretends to be a professional opinion it isn’t.
