If you have space
The Asset Passport is free.
Telling us about your site, and getting back up to three realistic routes to income, costs you nothing. There's no obligation attached to it and no account required.
We're paid when you're paid.
If a booking runs through Estavelle, we keep a service fee of between 10% and 12.5% of what the customer pays. It comes out of the payment automatically, so there's no invoice to chase and nothing to pay up front. The exact rate for your arrangement is set out in writing before anything is agreed. Operators pay us separately for sites we find for them, which is why our side of this can cost you nothing.
Everything you need is free. Some things you might want are not.
The Passport, the routes, testing whether anyone actually wants the space, and getting a site running all cost you nothing. If you want something beyond that, a visit to site, a professional opinion, help with an application, we tell you what it costs before we do it and you decide. You are never required to buy anything from us to get a Passport or to get a site trading, and we will never do work you have not agreed to and bill you for it afterwards.
If a site needs work, that does not automatically mean you pay for it.
Estavelle does not fund building works from its own money. But setup capital can sit with an operator or with a category team rather than with you, and the revenue split moves to match. You can choose to fund it yourself and take a larger share, and you are never asked to. Which route makes sense depends on the site, and it is exactly why we go and test whether anyone wants the space before anyone spends anything.

Payments are processed by Stripe. There is no separate invoice, and no fee is added on top of the customer’s price.
Note that the fee is a share of what the customer pays, not a share of what the site profits. Profit depends on how costs are counted. Takings do not.

If you need space
Submitting a requirement is free, and there's no charge for us searching. You pay the price quoted for the space you book, and that quote shows you what you're paying before you commit to anything. Our fee comes out of the payment on the other side, it isn't added on top of your price.
If you're an operator
Operators pay, and owners do not.
This is the one place money moves before a site is trading. Operators pay an introduction and set-up fee for sites we find and prepare for them, agreed in writing before any work starts. It is worth being plain about that, because our promise to landowners is that they never pay us anything, and the way both of those are true at once is that the two sides are charged differently.
Our fees depend on what you're asking us to find and how much of it. We agree the scope and the fee in writing before any work starts, and we'll tell you honestly if we don't think we can supply what you need in your area. Tell us what you're looking for and we'll come back with a straight answer.
- We won't take possession of your property. It stays yours, and you keep control of who uses it and how.
- We won't recommend spending money on a route we haven't tested demand for.
- We won't add fees you haven't seen. If it isn't written down before you agree, we don't charge it.
- We won't tell you what you want to hear. If your site hasn't got a viable route right now, we'll say so.
- We won't ask you to sign anything to get an appraisal, and there is nothing to sign in order to receive one.
Where you'll need someone other than us
We give a commercial opinion, what we think your space could realistically do, and whether anyone wants it. That's not the same as professional advice, and we won't pretend otherwise.
Depending on the route, you may need a planning consultant, a solicitor, a surveyor, an insurer or an accountant. Some things worth knowing early: renting space out can affect your insurance, so tell your insurer; storing goods for a business is normally subject to VAT, which matters if you're near the registration threshold; and letting part of a property can have business rates and tax implications, though many smaller arrangements fall under reliefs and allowances. We'll flag when we think you need someone, and we'd rather you asked your own adviser than took our word for it.
