Start with what it already is.
A dry, secure building with vehicle access is a scarce and useful thing. It is worth income to a builder with a weather-exposed job on the go, a removals firm running out of space between clients, a caravan owner priced out of the marina, an event company between bookings.
None of these uses require you to change what the barn is. They require you to allow specific, defined use of it, on your terms.
What’s worth thinking about.
Height and door width decide what fits. Concrete or well-drained surface decides how easily it can be used year-round. Distance from a neighbour’s window decides which uses will be comfortable and which won’t.
None of this needs a survey to start with. The Passport asks enough to give you a useful answer. Where a professional is needed, usually because a route involves people staying, or a change of use, we say so, and stop.

These are the routes we would most likely look at for a site like this. What ends up in your Passport depends on your access, your permissions and what demand is actually doing near you, and sometimes the honest answer is none of them.
Why a second income is worth more than it looks
A yard, a building or a paddock does not care what the weather did or what prices are doing. That is the useful part. An extra few thousand from the crop and an extra few thousand from a storage let are the same figure on paper and not the same thing at all, because one of them still arrives in a bad year.
