Land is the asset that attracts the most speculative ideas and the fewest honest answers. The internet is full of glamping-consultant promises and dog-field kits.
The Passport works the other way. It starts with your land, your access, your neighbours and your appetite, then tells you what would genuinely earn from it, and what wouldn’t.
What actually earns.
On most sites, the Green lane is boring and profitable: outdoor storage of caravans, trailers, boats, containers, plant. Occasional-use rentals for training, filming or events where the land’s attributes fit.
Amber routes, dog fields, camping, small events, glamping, can be right, but need real demand within a sensible drive and, usually, a specialist operator. We record them in the Passport rather than promise them.
What the honest questions are.
Vehicular access. Neighbours’ sight-lines and sound-lines. Existing consents. Ground conditions in winter. Whether the access track can take vehicles other than a Land Rover.
These aren’t glamorous questions but they are the ones that decide what your land is actually worth to somebody else. The Passport asks them in plain terms.
Where a professional is needed.
Anything that involves people staying overnight, permanent structures, or change-of-use will need planning input. Where that’s the case, the Passport says so, we don’t pretend to give planning advice, and we don’t sell around it.

These are the routes we would most likely look at for a site like this. What ends up in your Passport depends on your access, your permissions and what demand is actually doing near you, and sometimes the honest answer is none of them.
Why a second income is worth more than it looks
A yard, a building or a paddock does not care what the weather did or what prices are doing. That is the useful part. An extra few thousand from the crop and an extra few thousand from a storage let are the same figure on paper and not the same thing at all, because one of them still arrives in a bad year.
