What decides the price.

Security first, a fence, a gate, a light or a camera moves the price meaningfully. Then location relative to a built-up area. Then whether the vehicle can be dropped off and collected outside your hours.

These are the routes we would most likely look at for a site like this. What ends up in your Passport depends on your access, your permissions and what demand is actually doing near you, and sometimes the honest answer is none of them.

Why a second income is worth more than it looks

A yard, a building or a paddock does not care what the weather did or what prices are doing. That is the useful part. An extra few thousand from the crop and an extra few thousand from a storage let are the same figure on paper and not the same thing at all, because one of them still arrives in a bad year.
