The worries nobody puts in an email.
Most owners who decide against this do not decide on the money. They decide on something they were never quite sure about and did not want to ask. Here are the three that come up most.
Can I stop?
Yes. Nothing here is a lease and nothing takes possession of your property. The terms for ending an arrangement are written down before you agree to anything, including how much notice is needed and what happens to anything that has been installed. If you cannot find that in plain English in a document you are being asked to sign, do not sign it, and that applies to us as much as to anyone else.
Will it affect my relief?
It might. Changing what a building is used for can affect its inheritance tax position, and the rules on Agricultural Property Relief and Business Property Relief changed again in April 2026. We are not tax advisers and we will not pretend to be.
Ask your accountant before you commit to anything, and ask them early rather than after the fact. If a route we suggest looks likely to cause you a tax problem, we will flag it in the Passport so you know to ask, but the answer has to come from someone who knows your affairs.
What about the neighbours?
Sometimes it is a problem. Traffic, noise, dogs and lights are the four that come up, and they come up more when nobody was told in advance. Where we think it is a real risk on a particular site, the Passport marks the route amber and says why, rather than leaving you to discover it after the first weekend.
There is a second side to this that surprises people. Businesses looking for space do not look for one site, they look for an area where sites exist. Three yards in a valley get more enquiries each than one yard on its own, so a neighbour doing something similar is more often help than competition.
Is it worth the hassle?
Sometimes it is not, and we will say so. If the honest answer is a few hundred pounds a year and a lot of disruption, that is a no. We would rather tell you than walk you through it and let you work it out yourself six months in.
