About your site
Deliberately conservative range
£7,875 – £14,063
That is about £656 to £1,172 a month, or £10,500 to £18,751 an acre a year.
Indicative only, a starting number, not a valuation. Gross, before VAT, insurance and upkeep, and assuming the space is let about three-quarters of the year. Your Passport gives you the answer for your site.
Our comparable rates are strongest in the North East, where we are active. For sites elsewhere in the North the ranges are wider, and we say so in the Passport.
NE compound listings, from £14k/acre (A19 corridor) to c.£37.5k/acre (Bedlington).
Ideas without evidence are the expensive bit.
Glamping pods, holiday lets, a dog field, a farm shop, a hall hire scheme, a lock-up let, the money and mess start at the point someone commits to one of them.
The Passport works backwards from your site, a village hall, a spare industrial unit, a club car park, an estate outbuilding, a farm barn, and what you’d actually allow. Where the answer is clearly ‘dry storage, this year’, we say that. Where the answer is ‘beautiful idea, no realistic demand within an hour’s drive’, we say that too.
And if you think your asset is nothing special: it’s not the building. It’s the demand around it.
One route, and in it you never chase a customer or chase a payment.
Run by an operator
An operator we have vetted takes the site on, runs it day to day under an Estavelle brand and system, and pays you a share of what it takes. You approve the use, the access hours and the rules. We find the customers, vet them, and handle the bookings, the payments and the awkward conversations. You are told who is coming and when.
If you already run something yourself, or you have a plan of your own you want to keep, the bookings and payments can still run through our system. What we will not do is put one of our brands on a site that is not run to the standard that brand promises. That standard is the only reason the brand is worth anything to the next owner who sees it.
Is Estavelle right for you?
Four questions. It takes about twenty seconds, and one of the answers is that we are not the right fit.

What is the space doing at the moment?
We rank routes honestly, not optimistically.
Ready now.
Ten to 12.5 per cent, stated up front.
The Passport is free. When a booking runs through Estavelle we keep 10–12.5% of what the customer pays, and only while we are still running the bookings. Nothing else starts until you’ve read it and said yes.
I don’t want strangers on my land.
Most Green routes are goods-only: vans, materials, boats, caravans. You control the access hours and the use, and the Passport records both.
I’ve been told I need planning.
Sometimes true, sometimes not. The Passport flags where consent is likely needed and where it isn’t. Where a professional opinion is required, we say so, we don’t pretend to give it.
I’ve tried listing sites before.
A listing is not a customer. Estavelle proves demand first: we go and find real users with real requirements before you commit money.
What if the answer is ‘don’t bother’?
Then that’s the answer. A Passport that says ‘not viable at present’ has saved you the year of expensive detours everyone else was going to sell you.
